How 3018 Yonge is actually GOOD for your kids!
As you all know, Canada has a strong immigrant population – majority of them leave their home nation’s to find prosperity in Canada, and at the same time, a brighter future for their children which is why choosing the right neighborhood is imperative. Sometimes certain schools are located within boundaries that prove just too difficult to purchase into. For instance, West Mineola in Mississauga has the brilliant Kenollie Public School but in-order for your child to attend, you have to fork out a hefty amount for real estate. It’s the exact same for many other top schools across the GTA – for some, it’s just unnatainable.
Enter 3018 Yonge. When this project came to us the first questions that came to mind was 1) What is the price, and 2) What is the SCHOOL?
The Elementary School boundaries are set-in-stone by the School Boards. If you live outside of that border, your child cannot attend that particular school. 3018 Yonge is an interesting project in-that it sits within the boundary of John Ross Robertson Jnr. P.S. If you didn’t know, this school is one of the top Elementary Schools in Toronto.
A little bit about the school
John Ross Robertson Jnr. P.S. is located at 130 Glengrove Avenue West – just west of the proposed development. There is no doubt as to the quality of the school – it has been short-listed for the Garfield Weston Award for Excellence in Education in the category of Overall Academic Achievement.
Some numbers from the Fraser Institute reveal that the school is indeed in that top bracket. The latest FI ranking was a 9.6/10.0 – an extremely good, solid number. The 5-year average is a 9.3/10.0 – still extremely good. One step further, the Secondary School within this boundary is Lawrence Park Collegiate Institute (CI) for Grades 9 to 12. Another excellent school! To give you an idea, the Fraser Institute has this school rated as a 7.9/10.0 (09/10) – very strong for a Secondary School in Toronto. The 5-year average is at an 8.3/10.0. Exceptional numbers.

If 3018 Yonge didn’t exist…
First thing’s first, this area is considered an upscale neighborhood. 3018 Yonge sits just west of the Bridlepath, just south-west of the Rosedale Golf Golf Club, Ravines on either side.
In-terms of real estate, here is a quick snapshot (TorontoMLS):
MEAN PRICE | MEDIAN PRICE | LOW | HIGH | |
LIST PRICE | $1,458,750 | $1,304,000 | $769,000 | $3,450,000 |
SOLD PRICE | $1,486,917 | $1,362,000 | $745,000 | $3,200,000 |
As you can see, for most it’s an unaffordable area.
With 3018 Yonge starting from the high $300’s, it makes a strong case for being an attractive proposition for end-use. Especially those with young children – and taking it further, those families that would love to put their children in a school like John Ross Robertson Jnr. P.S.
