Condo Neighbourhood Profile: Discovery District/Bay Street Corridor
The title of “Discovery District” can be attributed to the research and innovation in technology and biotechnology in particular, done at Mars Institute and at the nearby University of Toronto. However, there is far more to discover in along this neighbourhood. In fact, there are many new condo developments being constructed with innovative designs worthy of the district.
As downtown Toronto continues to intensify, the demand for condos along the Bay Street Corridor continues to grow. In a recent article, we revealed the average price per square foot for new condos along the Toronto subway lines. In our analysis, we found that Museum station is the most expensive in the city and the best value for condos could be found around the Yonge and College station.
Location
The Discovery District can be found in the north of Dundas st along the Bay Street Corridor. The borders of the district extend to either side of University Avenue and Yonge Street.

Within the bounds of the Discovery District, there are 6 TTC subway stops, along with many buses and streetcars. Additionally, there are many cycle-friendly bike lane sections of the area along Wellesley, Beverly Street, Queens Park and more. High traffic is common in this neighbourhood, but access to the major highways just south of the district are not too far away.
High Walk scores
When going for a relaxing walk, Queen’s Park is a great place to clear your mind. While it’s easy to find paths for a nice calm walk, there is much food, fun, and excitement within a short walking distance. At the south end of the district there is Toronto’s answer to New York’s Time’s Square, and at the North, there is the best shopping in the world at Toronto’s Yorkville district. Residents in the Discovery district are always a short walk away from the best Toronto has to offer.
