Dundas Square Gardens Fills Ryerson Shortage?
Ryerson University currently has a major shortage of beds. The simple fact is that the University grew quicker than they could keep up with and are now left in a situation where just 2% (852 beds for over 30,000 students and faculty) of their students have access to on campus housing.
Compare that to University of Toronto where the number is 13% (still considered a shortage), Wilfred Laurier University (23%) and University of Guelph (26%) and you quickly realize just how short Ryerson University are.
In 2010, Ryerson president Sheldon Levy stated “We’re so short on residence space and have just not been successful in moving the agenda forward”.
Dundas Square Gardens is located at the corner of Dundas & Jarvis, as close to Ryerson University as you can get without being on the campus itself. In the map below, the blue shaded area highlights Ryerson University, the Blue Pins highlight the location of the existing campus residences and Dundas Square Gardens is highlighted by the Red Pin. You will notice that Dundas Square Gardens offers a terrific option to students who are unable to get campus housing.
If there is one thing for sure at Dundas Square Gardens, you will never be short of tenant options, especially as Ryerson University grows even further. Many of our investors love to have student tenants for the following reasons:
- -Typically multi-year agreements as students will stay for 3 years
- -Ability to rent “per room” and earn more cash flow than you would in a standard suite
- -Constant demand for rentals
- -Rental prices are relatively cheap compared to on Campus housing where students can pay up to $13,000 per semester
Dundas Square Gardens offers incredible value, with suites starting from the mid $500 per square foot range and with 2 bedroom suites starting from just $299,900! (Yes, you read that correctly!).
