Great Scott! Very Exciting 58 Storey Proposal for St. Lawrence Site

Concert Properties were introduced to downtown Toronto with their very very popular “The Berczy” development located at Wellington & Church at Berczy Park. The development was H-O-T and sold out in just a few hours when it launched in the Spring of 2010.

Concert Properties recently acquired the site at 40 Scott Street, currently occupied by a 7 Storey Concrete Building pictured above. The proposal calls for the demolition of the existing 7 storey structure and to preserve and reuse it’s stone cladding for the new podium. Further the specifics of the building are listed below:

a) 58 Storeys Tall. 195 meters (just shy of the magical 200 meters)
b) 513 units
c) Approximately 8,000 sq.ft. of retail along the ground level
d) Incorporation of a PATH connection

This is a development that has definitely caught our eye and for a couple of reasons:

a) The Location. The St. Lawrence Market district is awesome. Incredible amenities and a great place to live in Toronto. Some of the most popular recent developments have been located in this neighbourhood (L Tower, Backstage, London on the Esplanade, King Plus Condos among others). Just steps from the Subway Station and a planned incorporation of the PATH system.

b) The Scope. This is a huge project. 58 Storeys and 195 meters puts this taller than ICE 1 (just to give you an idea of size). The connection to the PATH system will add a lot of value to the development.

c) Architecture – below is an image of the wire drawings for 40 Scott Street. I love what they have planned for the development. Very different to what we have been seeing and has a lot of character. Reminds me a little of the Trump Tower.

d) The Developer – we got a taste of what Concert Properties has to offer with Berczy. It was a HUGE success and I can’t wait to see what they have in store for a much larger project. The early drawings show us that the developer really “gets” the neighbourhood.
