Investor Pick of the Month: Treviso Condos Phase 2
Treviso Condos is a multiphase re-development of the North East corner of Lawrence & Dufferin. Phase 1 was an instant success and among the fastest selling condominium developments in all of Toronto in 2010.

Phase 2 recently went on sale and we believe that it checks all the boxes to make a great investment choice and is our top pick for this month. Why? Check out some of the reasons below:
a) MULTI PHASE REDEVELOPMENT – We don’t often look at too many projects outside of the downtown core, however, this one caught our eye because of two major reasons; a) it’s a multi-phase re-development and b) the developer is Lanterra.
Multi Phase re-developments have resulted in some of the safest investments for pre-construction buyers. Look at re-developments like Liberty Village and more recently Regent Park – these areas have given us some of the highest appreciation rates, especially for those who purchased early in the development. For the cautious investor, it is always wise to purchase in the 2ND PHASE of the re-development. The reason we wait for the 2nd phase is to ensure that the first phase was well received and you aren’t playing the role of the Guinea Pig.

For Treviso, phase 1 was EXTREMELY well received and Lanterra have been praised across the board for their vision of what they want to do with the Lawrence and Dufferin area (more on that below). Phase 2 is arguably in the best location of all the phases (on the corner of Lawrence & Dufferin).
b) DEVELOPER – Lanterra is the second reason that Treviso really caught our attention. Lanterra build excellent condominiums in excellent locations. They are most recently known for their work at Maple Leaf Square and the ICE developments.

c) VISION – Lanterra aren’t just building a condominium here, they are building a community. It’s a very key and distinct difference. The story behind Treviso is that the developers flew out their team to the City of Treviso in Italy with the goal to re-create what they saw in Toronto.

The architecture, landscaping, the “Piazza”, complete with fountains and “rivers” running through the community were all inspired by what they saw in Italy. When it’s complete, the Treviso “plaza”, which will also include retail space with numerous cafe’s and restaurants and other anchor tenants will be so much more than just another condominium.

d) NATURAL APPRECIATION – This is an extension of “Multi Phase Redevelopment” but what is great about them is that the developer will continue to increase price, which in turn will increase the price of YOUR unit. This is one of the reasons that multi phase re-developments are such a safe investment choice. Phase 2 is priced approximately 6-7% higher than Phase 1 (in just 6 months). This represents a huge return on your investment.
It is reasonable to assume that the developer will continue to increase prices throughout the phases, and with two more condominium towers coming plus the townhomes, this is one of the major reasons we are backing Treviso as a great project for investors.
e) DEPOSIT STRUCTURE – While more new condominiums in Downtown Toronto are asking for 20% deposit in the first 12 months, Treviso allows you to purchase with just 15% down. This allows you to leverage less of your money for a similar return.
f) PRICE – There are a number of terrific units priced in the low $200,000’s that make it a great project for first time investors.
g) HIGH NUMBER OF END USERS PURCHASING – This is an important factor. Treviso Phase 1 and Phase 2 had a large percentage of end users buying.
