A Look Back at Great Gulf Homes Incredible Toronto Track Record
In anticipation of the pending launch of Yonge & Rich, we decided to take a look back at the projects that have turned Great Gulf Homes into an elite condominium developer in Toronto. If a developers track record for excellent investments and exciting locations is important to you, there not a lot better than Great Gulf.
Great Gulf have a knack of seeing enormous potential in areas in the City before anyone else and on multiple occasions have been the first developers out of the gate in various neighbourhoods (as seen by projects such as “X Condominiums”, “X2”, “Hudson”, “PACE”, and “Monde”). They also have their fair share of locations that are already AAA such as One Bloor and the upcoming Yonge & Rich.
What does this all mean to you? It means that Great Gulf know what makes a great site and they are a condominium investors dream.
Here is a quick look back at some of the sites that have really put Great Gulf Homes on the map.
THE HUDSON CONDOMINIUMS: 438 King Street West
The Hudson Condominiums is a huge success story for Great Gulf. One of the first major condominium projects to launch at King & Spadina before King & Spadina was a thing. Today, the Entertainment District is one of the most popular in Toronto with many predicting it to rival Yorkville as Toronto’s most sought after neighbourhoods in the coming years.
438 King West is one of the most sought after condominiums in the Entertainment District and enjoys some of the best resale values, rental rates and days on market in the neighbourhood.
CHARLIE CONDOMINIUMS
Charlie was Great Gulf’s follow up to Hudson in the Entertainment District which launched back in 2008 and was a huge sales success. The project received praise for the architecture design and amenities which were way ahead of its time. The condominiums are now occupying and look incredible. Take our word for it: Charlie will be one of the most sought after buildings in the Entertainment District.

X CONDOMINIUMS: 110 Charles Street East
X Condominiums is another terrific example of Great Gulf’s vision for location. Jarvis & Charles was not considered an area for luxury real estate. Great Gulf have been pioneers in the Jarvis Street renewal and X Condos is a terrific residential condominium that command resale values on par with developments along Yonge Street (considered to be more “prime”). The big difference? Great Gulf’s high quality product, design and amenities.

X2 CONDOMINIUMS
Ahhhh X2. Once word got out about the popularity of X Condominiums, buyers went bezerk (and that’s putting it lightly) for X2. Buyers lined up for days in the freezing cold of Toronto’s bitter winter for the opportunity to purchase a suite. While that may sound a little crazy, the return on equity for those few days camping out could reach a whopping 200%-250% in just 4 short years. I’d like to see a mutual fund that can match that!
X2 sales were bezerk, and that’s putting it lightly!
PACE CONDOMINIUMS
Jarvis & Dundas is another location that few saw potential in. Great Gulf launched Pace in the Spring of 2011 and sold out just as quickly as they launched. Jarvis & Dundas represents another location that Great Gulf see potential in and (as noted above) are pioneering the Jarvis redevelopment. Other condominium developers have followed Great Gulf’s lead in this neighbourhood as it begins the renewal process.
Pace Condominiums sold so fast, the developer didn’t even have time to build a sales office!
MONDE CONDOMINIUMS
Monde will become one of Toronto’s finest waterfront condominiums and Great Gulf went the distance to make this a showstopper. The building was designed by international “starchitect” Moshe Safdie in a building that mixed high design and functionality. The building is designed to maximize lake views from every suite and was universally praised for the design.
Architectural masterpiece by Moshe Safdie at Monde Condominiums
Again (and I suspect you’re starting to see a pattern here…), Great Gulf were the FIRST to launch a project in East Bayfront, an emerging waterfront condominium site in downtown Toronto.
ONE BLOOR
There isn’t an awful lot I can say about One Bloor that has not already been said. One Bloor is not just Great Gulf’s crown jewel, but also Toronto’s crown jewel. Toronto’s premier intersection (Yonge & Bloor) deserved only the best and Great Gulf were able to pull it off. The 75 storey tower is now under construction and will become one of Toronto’s shining lights in the residential world. Watch this space.
One Bloor – What else can I say that hasn’t already been said?
There you have it! With a CV as impressive as Great Gulf, it’s not difficult to see why Yonge & Rich is so eagerly anticipated. The project is set to launch this spring and if history is any indication, they will knock it way way way out of the park. To register for Yonge & Rich and be the FIRST to learn about suite availability, opening day prices and opportunity to purchase (without waiting in the freezing cold!) complete the form below!
