Looking Ahead: Most Anticipated Toronto Condo Projects of 2012

In case you have been living under a rock, the line up for condominium launches in 2012 is one of the best we have seen in some time – and that’s not just salesman talk. Some of Toronto’s best developers are constantly playing a game of one-upsmanship (is that a word?) against each other and this year we see a combination of incredible developers pushing the architectural envelope on triple A sites (Again, that’s not salesman talk, it’s the truth). When asked, Matthew Slutsky of BuzzBuzzHome described this years launches as “Epic” and “Mind blowing”. We tend to agree.

We tried to narrow our list down to the “top 5” but that proved impossible. We DID, however, manage to get it down to a top 10 (In Alphabetical order). 1. 1 YORK/90 HARBOUR (REGISTER FOR VIP ACCESS HERE)

Developer: Menkes
Location/Intersection: York & Harbour
Height (# Floors): 2x 70

First up is the two tower monster project by Menkes located at York & Harbour. The multi-tower project is one of the largest undertakings in the City with Menkes proposing TWO 70 storey towers that will house almost 1,500 units.

The site is located in the new “south financial core” of Toronto that is being developed on lower York Street and will accompany popular condominiums such as Maple Leaf Square, ICE 1 & ICE 2 and Ten York.

2. 365 CHURCH (REGISTER FOR VIP ACCESS HERE)

Developer: Menkes
Location/Intersection: Church & McGill
Height (# Floors): 30

​365 Church is, oddly enough, also developed by Menkes. The site, located at Church & McGill offers incredible access to key amenities that many investors find desirable such as being steps to Ryerson University, the brand new Signature Loblaw’s located at the old Maple Leaf Gardens and being just steps to the College Subway Station.

365 Church has huge potential for investors looking for a good quality rental condominium.

3. 460 YONGE (REGISTER FOR VIP ACCESS HERE)

Developer: Canderel
Location/Intersection: Yonge & College
Height (# Floors): 60

Yonge & College is becoming a very popular intersection for condominiums. With the HUGE success of Karma Condominiums last year (selling out the entire building in a matter of days), Canderel will be looking to duplicate the success with their project located at 460 Yonge (Currently un-named). While details are scarce, we know that the developer has proposed 60 storeys to the City.

Canderel are an extremely popular developer in Toronto and their projects often sell very well in pre-construction (in recent years they have enjoyed HUGE success with DNA3 and Aura). Their condominiums in the resale market are highly sought after, with DNA1 & DNA2 boasting the highest resale and rental rates in King West, while their Bay Street Condominiums (College Park Condos 1 & 2) command the highest per square foot resale values for ANY mid-range condominium in Toronto!

4. 501 YONGE (REGISTER FOR VIP ACCESS HERE)

Developer: Lanterra
Location/Intersection: Yonge & College
Height (# Floors): 2x 58

​Canderel are not the only developer bringing condominiums to Yonge & College: Lanterra will also be joining the party with not one, but TWO huge 58 storey towers located at 501 Yonge Street. The condominiums will be connected by a huge podium that will bring a lot of new life to Yonge Street.

Lanterra are an extremely popular developer and have consistently delivered high quality condominiums: Maple Leaf Square, ICE 1 & ICE 2, Murano, Burano, One Bedford and 3018 Yonge are just a small sample of their very impressive C.V.

5. 88 SCOTT (REGISTER FOR VIP ACCESS HERE)

Developer: Concert
Location/Intersection: Scott & Wellington
Height (# Floors): 58

88 Scott is a personal favourite of ours. The project is located in one of our favourite pockets in Toronto – the popular St. Lawrence Market District at Scott & Wellington. Add to that the quality that developer Concert brings to the table (think Berczy) and you’ve got yourself a recipe for a pretty good condominium project.

6. CASA 2 (REGISTER FOR VIP ACCESS HERE)

Developer: Cresford
Location/Intersection: Yonge & Bloor
Height (# Floors): 58-62

Ok Ok Ok, we know what you’re thinking. CASA 2 has been “set to launch” for over a year now but a series of delays have unfortunately set this massively popular project back.

We are here to tell you that CASA 2 WILL be launching in 2012 (and with any luck, within the next 2-3 months) and it will be one of the fastest selling condominiums, ever.

Located at 42 Charles Street East (south of Yonge & Bloor), CASA 2 is located opposite the original CASA building (33 Charles Street East) which is one of the most popular condominium buildings on the resale market.

7. EAU DU SOLEIL (REGISTER FOR VIP ACCESS HERE)

Developer: Empire Communities
Location/Intersection: Humber Bay Park – Park Lawn & Lake Shore
Height (# Floors): 62 & 46

Eau Du Soleil is the latest condominium project located in Humber Bay Park at Park Lawn & Lake Shore. The location has seen a number of very popular condominium projects launch recently including Ocean Club and Lago at the Waterfront. Eau Du Soleil, however, has all the bragging rights as the tallest condominium not just on Humber Bay Park but on ANY Canadian Waterfront. Tower 1 of Eau Du Soleil will stand a whopping 62 storeys and will feature some of the best views of any condominium anywhere in Toronto.

Empire Communities have had a lot of success in Toronto, with projects such as Fly Condominiums, Rain 1 & 2 (Oakville) and O2 launched in recent years.

8. INDX CONDOMINIUMS (REGISTER FOR VIP ACCESS HERE)

Developer: Lifetime & CentreCourt
Location/Intersection: Bay & Adelaide
Height (# Floors): 53

66 Temperance is a storied site. The site was originally prepped for a 90 storey building (Sapphire Tower) by Harry Stinson before the City shot down his plans. The site was eventually re-zoned for a 53 storey condominium and purchased by Lifetime & CentreCourt, the same team that bought us Karma Condominiums in 2011.

Indx Condominiums is the first major project launching in 2012 (set to launch to Platinum Agents at the end of February) with huge demand anticipated.

9. MASSEY TOWER (REGISTER FOR VIP ACCESS HERE)

Developer: MOD
Location/Intersection: Yonge & Queen
Height (# Floors): 60

Massey Tower is a site with a LOT of history. The heritage building currently located at 197 Yonge is over 100 years old and will be completely renovated and worked into a four storey podium of a brand spanking new 60 storey tower located at Yonge & Queen. Yes, the same Yonge & Queen that you may know from the Eaton Centre, Underground PATH access and the Queen Subway Station.

Let’s not forget the co-branding with the Massey Family. MOD Developments will be donating a portion of the land to help revitalize Massey Hall and the project will be branded “Massey Tower”.

10. TEN YORK (REGISTER FOR VIP ACCESS HERE)

Developer: Tridel
Location/Intersection: York & Harbour
Height (# Floors): 75

And lastly (but certainly not least), the tallest condominium project to launch in 2012 is Ten York located at York & Harbour. At 75 Storeys, Tridel shares the crown with Aura Condominiums for the highest floor count in Toronto.


The condo is so big that you probably cannot see the entire image without scrolling your mouse wheel up and down!

Tridel brings years of experience to the table as one of the most trusted home builders in the GTA. Ten York has received enormous media attention and will be a very popular project when they launch.
