Pace Condominiums (Garden District) by Great Gulf
PACE Condos is a New Condo Development by Great Gulf Homes. It is located on the East side of Toronto in the Garden District at Jarvis & Dundas.
PACE Condos launches in the relatively untested Jarvis & Dundas by Great Gulf Homes, the developer that bought us such projects as the incomparable One Bloor, Charlie, X and X2. Some of their older developments, such as 18 Yorkville and The Hudson remain among the most popular developments on the resale market. To say Great Gulf Homes are awesome would be a hideous understatement.
The first major piece in the puzzle for a good quality pre-construction project is a good developer – Great Gulf Homes get a giant check mark next to that.
Next we look at price. Ahhh, the price. The slogan for PACE Condos was “The Best *!#@%! Deal In Toronto”, and they weren’t lying. In a time where we’re seeing many projects launch around the $600 per square foot mark, Great Gulf launch their project starting from $475 per square foot.
That is not a typo, Great Gulf are really launching their project from $475 per square foot.
The project stands 35 storeys and houses 272 units ranging from 526sq.ft. to 900sq.ft. for the conventional suites, however, three bedroom units are available from 1300 square feet and up.
There is huge buzz about this development from the broker community and at these prices, units will not last long.
