Yesterday we ran Part 1 of “Top 10 New Condo Launches this Fall”. Today we finish off the top 10 by listing developments 6-10. Remember, our list is in Alphabetical order to avoid favoritism.

6) CASA 2 (Yonge & Bloor) by Cresford
The site at 42 Charles East (call it CASA 2, YMCASA, EPIC or whatever else you like) has been the biggest “will they, won’t they” story since Rachel and Ross on Friends. The development was originally set to launch back in March, but a number of setbacks (mostly out of the developers control) has seen the launch pushed back and back, but we are now told that this fall, we will finally have our CASA 2 launch.

The development was originally planned to be 64 storeys tall, however, the City deemed that to be too high and instead a 58 storey application was submitted in May. Given the location (just south of Yonge & Bloor) and scope of this project, there was always going to be a lot of interest. The development continues to be one of the most popular and most requested on TalkCondo. Should it launch this fall, we expect huge demand from the investor community.
7) Monde (East Bayfront) by Great Gulf
Monde looks like it will be one of the best projects for investors, and for good reason. Not only it is developed by one of Toronto’s most popular developers (Great Gulf of One Bloor, Charlie, X, X2 and Pace fame), but it is also the first residential project in the huge re-development of East Bayfront.

East Bayfront, located south of Queens Quay & Jarvis will be the home to a new beach (Sugar Beach), a new George Brown Campus, the headquarters of Corus Entertainment and a number of mixed-use developments including commercial, retail and finally, residential. This land is a prime piece of Toronto land that sits right at the lake and will have excellent transit access into the heart of Toronto.

8) Paintbox (Regent Park) by Daniels
The Regent Park revitalization is one of the most exciting projects in the city. Regent Park has long been known for it’s low income housing and “ghettoization” (for lack of better term), however, Daniels have done an incredible job of revitalizing the entire 68-acre neighbourhood in a 6-phase project that will span 10-15 years.

The first two projects, One Cole and One Park West were enormous successes (agents and clients lined up for THREE WEEKS in the wet October to purchase at One Park West) and Paintbox marks the beginning of Phase 2 of the 6-Phase re-development.
Paintbox will sit atop the Arts & Cultural Centre and overlook the brand new 6-acre park that will sit in the heart of the new Regent Park. 9) Pier 27 Phase 3 (Yonge & Queens Quay) by Cityzen & Fernbrook
Cityzen & Fernbrook are on a roll. In Mississauga they are hard at work completing one of the most amazing residential projects on the PLANET with Absolute Condos Phase 4 & 5, and in Toronto they have begun construction on two of the most sought after developments: L Tower, Backstage and Pier 27 Phase 1 & 2. That’s quite the impressive CV.
Pier 27 is the second of three waterfront projects in this list, located at the foot of Toronto at Yonge & Queens Quay is a luxury project on Toronto’s vastly under utilized waterfront. Waterlink at Pier 27 boasted premium features such as valet parking, a very swanky lobby and incredible lake views that we expect to spill over into the third phase.
Very little is currently known about this project, but given the success of the first two phases, it is a project very much on our radar.
10) River City 2 (West Don Lands) by Urban Capital
Last (but certainly not least) is River City 2. Like Paintbox, Monde and 21 Grenville before, River City is a project that is part of a much bigger picture. The West Don Lands redevelopment led by developer Urban Capital is another exciting undertaking in the city. The 2015 Pan America Games in Toronto will make the east side of the city, including the West Don Lands their home. This means new stadia, parks and transit will be ready by the time the games start.

Overview of the new West Don Lands. The East Side’s Liberty Village?
River City 2 is the 2nd phase of the ultra successful River City project that launched in late 2009 and has all the potential to become on the East side what Liberty Village was to the West. Because of the huge re-development that is planned, it’s relatively cheaper price per square foot and awesome vision, River City Phase 2 is very high on our list for the the best launches this fall for investors.
