Transit City Condos was recently announced to the media, when a super star team of visionaries, developers, architects and City officials unveiled their plan for a 100 acre parcel of land that surrounds the brand new subway station in the Vaughan Metropolitan Centre. The new condo project will be launching in the coming weeks and we can’t wait to share this project with our investors.
We have written at length in the past about the explosive growth that we anticipate for the new Downtown Vaughan, and the plans unveiled for Transit City Condos highlighted the benefit of having a cohesive plan for the most important parcel of land in the redevelopment of the new Downtown Vaughan.

The master planned community has been meticulously planned over the last decade and brings together all the elements that you would want in a brand new Downtown.
Transit City – One Vision
One of the biggest benefits of this parcel of land is that it is owned by a single entity (Smart REIT) who are able to thoughtfully plan and design how the various elements work together. There is no mish-mash of ideas, instead, the team at Smart REIT are able to bring in the best urban planners from around the globe to carefully understand how the various elements of the community work together.
One of the biggest take aways from the press conference for Transit City was the team highlighting that residential condominiums will be only one component of a master plan that will include:
- Transit – the brand new subway will connect you to Union Station in about 40 minutes, and in addition you are just steps to the regional transit lines
- Commercial Buildings to bring in top tier jobs
- Public Spaces – including a 9-acre central park that runs 1km in length and will be designed by Claude Cormier, the designer of Sugar Beach
- Brand new Retail
- Brand new Restaurants (with the first Transit City Condominium announcing they will be home to the first BUCA Restaurant outside of Downtown Toronto, highlighting a major shift in the type of restaurant and retail to expect in Vaughan)
This is a multi-faceted plan that is only made possible because of the single vision and team put together to design and carefully implement how these various components work together.

He thanked Mitchell Goldar (of SmartREIT) for his tireless efforts and vision for this parcel of land, he thanked the architects and designers for creating the vision, he thanked CentreCourt Developments for bringing the towers to life and he thanked BUCA Restaurants for bringing their flagship restaurant to Vaughan to bring credibility to, and highlight the change that Vaughan wants.
In a time where city planners and NIMBY’s are slowing down development of this scale, it is refreshing to see a city get behind a proposal so vigourously.
World Class public spaces will elevate the entire neighbourhood
Places make neighbourhoods. Places are where people live, meet, congregate and interact. Neighbourhoods and communities that fall flat tend to do so because they lack “places”. We can think of condo neighbourhoods in Downtown Toronto that just don’t work, because the developers decided to put in dry cleaners and dentists at the ground level instead of exciting retail, restaurants or coffee shops.
People are at the heart of the development in Vaughan. It is why there is so much emphasis on making areas for people to live.
It is very unusual for a developer to give up 10% of their prime land for a public park, but it is something that the development team felt was important to elevate not just the condominiums here, but will also elevate the entire neighbourhood to a different level than if their focus was just cramming in as many towers as they could.
The 5 Star Lobby will make this building a “place” in the neighbourhood
As an extension of the previous post, CentreCourt Developments understand what developing in an urban centre is all about. Their previous experience has all been centred around new condo developments and how people interact with and use their spaces.
